What is a distressed home?
When we refer to restoring distressed homes, we mean fixer uppers. Typically, this means there are needs for significant repairs or updating before they can be sold at full market value.
What about junk?
If you have unwanted stuff on your property, we can take care of that, too. We buy the property "as is," and that means taking care of unwanted stuff.
Do you buy homes that are not distressed from people who are not distressed?

We work on your timeline. We can close on your house in a matter of days if that is what you need. If you need more time, we can do that, too. We will find the solution that works best for you.
Why should we go with East Indigo Homes and not an agent or one of those online discount brokerages?
This is not an either/or. We work with listing and buying agents. They are a valuable part of the process. A good agent will advocate for you and hustle to market your home, and we love to see them get paid for their efforts. If you have a listing agent already, we will work with them as a ready buyer, potentially saving you on closing costs.
Discount brokerages or online methods, may make sense for you. However, they are more than likely going to run your home through their algorithm to spit you out a number. We understand to understand your circumstances, your needs, and your motivations. We can often come up with more creative solutions made for you that may leave you with more money in your pocket. How does this process work?

Complete our Seller Interest Form, providing us some initial information about your home.

We contact you to arrange a visit. During our visit, we seek to understand your need and motivation. We will evaluate the condition of your house.

If it makes sense and is good for you, we will make our best possible offer for your house. If we find that we cannot help, we may be able to point you in the direction of people or resources who can.

There is no obligation to accept our offer, and we will not be offended if you want to receive other offers. Take your time.

If you accept our offer, we will schedule a closing time that works for you based on your needs.
How do you determine the offer you make?
Before making you an offer, we evaluate a number of factors, including:

The estimated cost of repairs and renovations.

The amount of time it will take to renovate your house.

The “after-renovation” value of your house, compared to other homes in your area.

The amount of commissions and costs required after renovation.

The cost of maintaining the house until it’s ready, including insurance, utilities, taxes, loan payments, and more.
We make our best possible offer based on the difference between the estimated “after-renovation” value of your house and these costs.
Am I under any obligation if I request an offer on our house?
Absolutely not. We will come to evaluate your home at no cost. We will only make an offer if we believe it is a mutually beneficial deal. We will give you our best possible offer, but you are under no obligation to accept the offer.
